The ESMERALDA from Teanaway Millworks
We named this after the Esmeralda Peaks, a nod to the Teanaway Valley that neighbors our home.
We developed it with the structural engineers at Foundry and the millers at Teanaway Millworks. It's a pre-engineered heavy timber kit that ships with permit-ready drawings, so you can skip hiring your own engineer.
It arrives by truck as pure heavy timbers and steel connectors, ready to cut and raise. Backyard office, accessory dwelling unit, off-grid cabin: the frame is the same. Hand it to a local contractor, or take on an ambitious DIY build yourself.

The essentials includes:
Precision-milled heavy timber frame
T&G roof sheathing and floor decking
All necessary structural hardware
Optional upgrades include:
Loft framing
Roof overframing (for overhangs)
Wall sheathing and siding
The Esmeralda is a 16' × 16' heavy timber kit. Build one on its own, or join several end-to-end for the footprint you need. Go as long as you want.
Inside, timber diagonals land every 16 feet and form a repeating A-frame. The frame carries the loads, so the space between is yours to lay out however you like. Leave it open to the weather as a pavilion, or close it in for a warm, four-season room. The whole thing rests above grade on helical piles, adapting to a slope or wet ground without heavy excavation.
The timber for every Esmeralda is sourced from Central Washington, primarily from the Teanaway Valley.
Waste-stream sourcing: we utilize beetle-kill logs, fire-thinning clearings, and development harvests. This locks carbon into the heavy timber, storing it safely in your structure for the next century.
Forest health: clearing this dead fuel from the forest floor mitigates local wildfire risks and restores a healthy ponderosa pine ecosystem.
Pure timber: every post, beam, and board is milled and dried here in the Teanaway Valley, completely free of harsh chemical treatments. At the end of its life, the wood can safely return to the soil.

The Esmeralda comes pre-engineered for serious snow and seismic loads. If your site falls within the criteria below, our stamped drawings go straight to your building department. If it exceeds them, Foundry can upgrade the engineering for your site. For full design criteria, see the drawings above.
Pre-engineered for:
Risk category
II
Ground snow load
130 psf
Design wind speed
115 mph
Seismic category
D1
We provide structural documents and calculations with every kit, so in most locations you can permit without hiring an outside architect or engineer. If the standard layout isn't right for your site or needs, we're here to help. Trace offers space planning, energy modeling, and envelope detailing on an hourly basis to dial in your build.
